Lake Nicaragua is home to a dual volcano island, which is the largest lake island in the world.

The name Nicaragua comes from a combination of two words, "nicarao" and "agua". The Nicarao are the Indian tribe that were occupying the shores of Lake Nicaragua when the Spaniards arrived in the 1500's. "Agua" is the Spanish word for water.

 

Step by Step How to purchase land in Nicaragua:

  • Come visit the property

  • If you can't come,or choose to visit later, but want to proceed, you can grant Power of Attorney.
    A Power of Attorney (POA) or letter of attorney in common law systems is an authorization to act on someone else's behalf in a legal or business matter. The person authorizing the other to act is the principal or granter (of the power), and the one authorized to act is the agent or attorney-in-fact.
    (This is NOT signing your life away. It is quite a common practice down here as there are several documents to be signed, some taking 6 months or more, and most people aren't here for an extended period of time. We have a wonderful Bi-lingual man named Manuel, who has been doing this for years, and handles all our clients.)

  • Read over the legal documents
  • -Title, Plan, Title history, Sales Agreement

  • ASK QUESTIONS!

  • Sign the Sales agreement

  • Pay 10% deposit (by Cashier's Check, Bank transfer, or Cash)

  • We give you a copy of ...
  • -Plan, Sales Agreement, & other legal documents

  • Thirty days after giving the deposit, the balance is due.* After paying the balance, you will receive your testimonial (Title). From here, the title must be registered at the Registry in Rivas, and 2-6 months later, you will receive your Registered Title.
