One of the most exciting places in Southern Nicaragua is Playa Guascaste. Surfers for years have mistakenly called it Popoyo.

There are several very good waves within walking distance. This area was donated to the local people and broken into lots. Now several of the locals want to sell their lots.

There are two types: Fee simple and concessions. The fee simple lots have full ownership rights just like in the states. And the concessions are leases granted by the Alcaldia de Tola. The rent is around $145 a year.

The concessions are right on the beach and the fee simple lots are across the street from the beach. This area is growing fast and the prices are upwardly mobile and moving up quickly.Prices range from $20,000 for the smaller concession lots up to $50,000 for the fee simple lots with size.
